Purchase Offers

Getting an offer on your home is exciting, but the highest price is not always the best offer.

There are several things we need to look at before deciding whether an offer truly works for you.

What We Will Review

When an offer comes in, I will help you look at the full picture.

We will review:

• Purchase price
• Financing type
• Earnest money
• Due diligence period
• Closing date
• Seller concessions
• Contingencies
• Appraisal terms
• Inspection related terms
• Any special requests from the buyer

Two offers can have the same price and still be very different once we look at the details.

Understanding the Buyer

We will also look at the strength of the buyer and their financing.

If the buyer is obtaining a loan, we may review the preapproval information that comes with the offer and look at anything that could affect the likelihood of the transaction making it to closing.

The goal is not just to get your home under contract.

The goal is to get it to the closing table.

Price Is Only Part of the Offer

A higher offer may look great at first, but sometimes another offer may have stronger financing, fewer requests, a better closing timeline, or terms that fit your situation better.

I will help you compare the details so you can make an informed decision.

Your Options

When you receive an offer, you generally have a few choices.

You may decide to accept it, reject it, or make a counteroffer.

If there is more than one offer, we will talk through the strengths and concerns with each one and discuss the options available to you.

You will always make the final decision.

Negotiating the Offer

Negotiation is not just about price.

We may negotiate closing costs, timing, due diligence, repairs, credits, personal property, or other terms in the contract.

My role is to help you understand what is being requested, explain the possible impact, and advocate for your interests.

Once You Accept an Offer

Once an offer is accepted and the contract becomes binding, we move into the next phase.

That may include due diligence, inspections, appraisal, financing, title work, and preparing for closing.

I will help you stay informed and keep the transaction moving while we work through each step.

My Goal

I want you to feel confident about the offer you accept, not pressured into making a quick decision just because a number looks good.

We will look at the facts, talk through the options, and decide what works best for you.

Helping you move confidently into your next season.
