Finding a Home Loan

Unless you are paying cash, financing is going to be a big part of your home buying journey.

The good news is you do not have to understand every loan program before you get started. A good lender can help you understand your options, what you may qualify for, and what your estimated payment could look like.

Start With a Conversation

Before you begin seriously shopping for homes, I recommend talking with a lender.

They will look at things like your income, credit, monthly debts, available funds, and overall financial picture.

This helps you understand what price range makes sense and what loan options may be available to you.

Preapproval Matters

A preapproval helps us shop with a clear direction.

It can also make your offer stronger because it shows a seller that you have already started the financing process.

If you are not sure where to begin, I can connect you with lending professionals who can answer your questions and help you understand your options.

Ask Questions

Do not be afraid to ask your lender questions.

You should understand your estimated payment, interest rate, down payment, closing costs, and any fees associated with the loan.

If something does not make sense, ask.

This is your money and your home purchase.

First Time Buyers

If you are a first time buyer, there may be loan programs or assistance options worth exploring.

Not every program is right for every buyer, so it is important to understand the requirements, costs, and long term impact before making a decision.

Your lender can explain what may be available based on your situation.

Past Credit Challenges

If you have had credit challenges, a bankruptcy, foreclosure, or another financial setback in the past, do not automatically assume homeownership is off the table.

A knowledgeable lender can review your situation, explain any waiting periods or requirements, and help you understand what options may be available to you.

Sometimes the first step is simply finding out where you stand and what you may need to work on before you are ready to buy.

New Construction Financing

If you are buying new construction, the builder may offer incentives for using a preferred lender.

Those incentives can sometimes be valuable, but I still want you to understand the full picture.

We will look at the incentives, financing terms, closing costs, and what makes the most sense for you.

Protect Your Approval

Once you are under contract, try to keep your finances as stable as possible.

Before opening new credit, buying a car, financing furniture, changing jobs, or making large financial moves, talk to your lender first.

A change that seems small can affect your loan approval.

One Step at a Time

You do not need to become a mortgage expert.

You just need the right information, the right team, and a clear understanding of your options.

I will stay involved throughout the process and help keep communication moving between you, your lender, and the other parties involved.

Helping you find the right home for your next season.
