Pricing Your Home

Pricing your home is one of the most important decisions we will make when getting ready to sell.

The goal is not to simply pick the highest number and hope for the best. We want to position your home so buyers see the value, feel comfortable making an offer, and understand how your home compares to others on the market.

How We Determine the Price

I will prepare a Comparative Market Analysis, commonly called a CMA, and look at homes that are similar to yours.

That includes properties that have recently sold, homes currently on the market, homes under contract, and listings that did not sell.

We will also look at things like location, size, condition, updates, features, lot size, age, and what is happening in the current market.

Your home is unique, but buyers will still compare it to the other choices they have.

What Is Your Home Really Worth?

Your home is worth what the market is willing to support.

I know that can sometimes be different from what a homeowner hoped for, what was spent on renovations, or what is needed to purchase the next home.

My job is to give you honest information so you can make an informed decision.

I am not going to tell you a number just because it sounds good.

Why Pricing Matters

The first few weeks on the market are important.

That is when your listing is new, buyers are paying attention, and agents are deciding whether the home fits their clients.

If the price is too high, buyers may skip over the property or choose another home that feels like a better value.

If the home sits too long, buyers may start wondering why it has not sold.

Sometimes the best strategy is not chasing the highest possible list price. It is choosing a price that creates interest and gives us a strong position in the market.

What About Pricing High and Reducing Later?

We can always adjust the price later, but that does not mean starting too high is the best strategy.

The goal is to get the pricing as close as possible to what the market supports from the beginning.

A home that is priced well has a better chance of attracting serious buyers while the listing is still fresh.

Should We Leave Room for Negotiation?

Some sellers want to add extra money to the asking price so there is room to negotiate.

Sometimes that can make sense, but we do not want to push the price so high that qualified buyers never consider the home in the first place.

We will look at the market, your goals, and the competition before deciding on the best strategy.

What About the Appraisal?

If the buyer is financing the purchase, the lender may require an appraisal.

The appraiser will independently evaluate the property to help determine whether the value supports the contract price.

That is another reason we want our pricing strategy to be supported by real market data.

The Decision Is Yours

I will give you the information, show you the comparable properties, explain what I am seeing in the market, and make my recommendation.

At the end of the day, you make the final decision.

My goal is to help you price your home with confidence and put you in the strongest position possible when it is time to sell.

Helping you move confidently into your next season.
