Making an Offer

When you find a home that feels right, the next step is deciding how to put together an offer that makes sense for you.

There is more to an offer than just the purchase price. We may also need to think about closing costs, seller concessions, financing, due diligence, inspection time, earnest money, closing date, and other terms that can affect the strength of your offer.

My job is to help you understand those pieces before you sign anything.

What Makes a Strong Offer?

A strong offer is not always the highest offer.

Sometimes the price matters most. Other times, terms like the closing date, financing, fewer contingencies, or a clean offer can make a difference.

We will look at the property, the market, your budget, your financing, and what matters most to you before deciding how to move forward.

I will help you understand the options so you can make an informed decision without feeling pressured.

Seller Concessions

Depending on the transaction, we may ask the seller to contribute toward certain closing costs.

Seller concessions can be helpful, especially for buyers who want to keep more cash available for moving expenses, repairs, or other costs after closing.

The amount that can be requested or used may depend on your loan program and lender guidelines, so we will make sure the numbers work before submitting the offer.

Earnest Money

Earnest money is a deposit that shows the seller you are serious about purchasing the home.

The amount and timing can vary by transaction.

I will explain how it works, when it is due, and how it is handled as part of the contract.

Due Diligence and Inspections

The due diligence period gives you time to learn more about the property after your offer is accepted.

This is usually when inspections take place and when we review any concerns that may come up.

Depending on the situation, we may ask for repairs, negotiate a credit, or discuss other options.

Every transaction is different, and I will help you understand your choices.

Appraisal and Financing

If you are financing the home, your lender may require an appraisal.

The appraisal helps the lender determine whether the property supports the purchase price.

Your lender will also continue working through the loan approval process while we move toward closing.

I will stay in communication with you and the other parties so we can keep the transaction moving.

Negotiation

Negotiation can happen before the contract is accepted and sometimes again after inspections or other issues come up.

My role is to help you understand the situation, talk through your options, and advocate for your interests.

You will always make the final decision.

Once Your Offer Is Accepted

Once the seller accepts your offer, we move into the next phase of the process.

Inspections, financing, appraisal, paperwork, and deadlines all begin to come into play.

That is when good communication really matters.

I will help you stay on track and make sure you understand what comes next.

Ready to Make a Move?

When you find the right home, you should feel excited about making an offer, not confused about what you are signing.

I am here to help you understand the process, ask the right questions, and move forward with confidence.

Helping you find the right home for your next season.
