Closing the Deal

Once your home is under contract, there are still a few important steps before the sale is officially complete.

My job is to help you stay informed, keep the transaction moving, and make sure you know what to expect as we work toward closing.

What Happens Before Closing

Before closing day, the buyer may still be completing inspections, financing, appraisal, and other contract requirements.

The closing attorney will also be preparing the documents needed to transfer ownership of the property.

I will stay in communication with you and the other parties so you know what is happening and whether anything still needs your attention.

Repairs and Final Details

If repairs, credits, or other items were agreed to during the transaction, we will make sure those items are handled as required before closing.

This is also a good time to begin preparing for your move and making sure the home will be ready for the buyer at the appropriate time.

The Final Walkthrough

The buyer will usually complete a final walkthrough before closing.

This gives them an opportunity to make sure the home is in the expected condition and that anything agreed to in the contract has been completed.

The goal is for there to be no surprises at the finish line.

Closing Day

In Georgia, a licensed attorney oversees the closing process.

You will review and sign the documents needed to complete the sale and transfer ownership of the property.

The closing attorney will handle the legal documents, funds, and final closing process.

Once everything is signed, funded, and completed, the transaction can officially close.

Your Final Numbers

Before closing, you will receive information showing the financial details of the transaction.

This may include your mortgage payoff, closing expenses, commissions, taxes, credits, and the estimated proceeds from the sale.

If something does not make sense, ask questions. You should understand your final numbers before closing.

Moving Out

Depending on the terms of the contract, you will need to make sure the home is empty, clean, and ready for the buyer by the agreed time.

Keys, garage door openers, access codes, and any other items the buyer needs should also be ready.

We will review the timing so you know exactly what is expected.

After Closing

Once the transaction is complete, keep copies of your closing documents in a safe place.

If questions come up after the sale, you can still reach out to me.

My relationship with my clients does not end just because we left the closing table.

Moving Into Your Next Season

Selling a home can come with a lot of emotions, especially when you have made memories there.

My goal is to help you feel informed, supported, and confident from the day we list your home until the sale is complete.

Helping you move confidently into your next season.
